14. Secure real estate

Change locks.

Check water leaks.

Turn off water if freezing risk.

Set thermostat.

Remove perishables.

Arrange maintenance.

Espeically important if there is a pool or other facility that required regular maintance e.g. a large lawn, garden with flower beds etc.

15. Conduct home inventory

Photograph every room.

Photograph valuables.

Tag items with stickers.

Create inventory spreadsheet.

Record condition, value, beneficiary.

Keep packing/moving receipts.

Inventory Safe Deposit Box (with witness)

Do not simply empty the box. Check state laws first; some states require a bank official or state tax representative to be present to officially list the contents for tax purposes.

Secure and Inventory Firearms

Check state laws immediately. Transferring guns to an heir across state lines or to a felon is a federal crime.

Search for 'Hidden' Cash

Look in books, freezers, mattresses, coat pockets. Must be deposited to estate account.

16. Confirm insurance

Contact homeowner’s insurance.

Convert to vacant property policy.

means updating the homeowner’s insurance to a special policy that covers the house while it sits empty, since standard homeowner policies often reduce or deny coverage once a property is unoccupied for an extended period.

Update mailing address.

You set up a postal redirect by completing a USPS Change-of-Address form for your loved one, online or at the post office, and providing proof that you’re the executor. This forwards the deceased’s mail to you so important estate documents aren’t missed.
